Little change is expected in&amp;nbsp;New Jersey&amp;nbsp;real estate sales of existing homes over the next few months, before notably improving during the second half of the year, according to the latest forecast by the National Association of Realtors.

Lawrence Yun, NAR Chief Economist, said the market will come into clearer focus this summer.&amp;nbsp; &amp;ldquo;Existing home sales could start to show a sustained increase within a few months, unless there are some additional economic problems or excessive inflationary pressure,&amp;rdquo; he said.&amp;nbsp; &amp;ldquo;The wider access to affordable credit should increase sales activity notably this summer as pent-up demand begins to be met.&amp;rdquo;

The mortgage insurance is not there for your protection, just the mortgage lender's.

Treasury Department and IRS officials are still scurrying to work out the details of the plan, but below are some of the main points that have been made available:

    To be eligible for a full rebate, single tax filers must have 2007 adjusted gross income (AGI) below $75,000.&amp;nbsp; These filers will get rebates up to $600.
    Joint filers must have AGI below $150,000 and are eligible to receive rebates of up to $1,200.
    Parents will receive $300 rebates per dependent child and there is no cap on the maximum number of children eligible.
    Filers who do not owe income taxes because of various credits and deductions but who do have at least $3,000 in income (can include Social Security or disability payments) will get $300 rebates per person or $600 per couple.

Lawrence Yun, NAR chief economist, said many buyers have been waiting for higher mortgage loan limits.&amp;nbsp; &amp;ldquo;The higher loan limits for both FHA and conventional loans will increase consumer choice and provide greater access to lower interest rate mortgages in high-cost regions,&amp;rdquo; he said.&amp;nbsp; &amp;ldquo;Therefore, a notable rise in home sales can be anticipated in the second half of the year.&amp;rdquo;

A continuation of soft market conditions for Ringwood, Wanaque and Pompton Lakes is forecast for existing-home sales in the months ahead, with improvement expected by the second half of this year if loan limits are increased, according to the latest forecast by the National Association of Realtors&amp;reg;.&amp;nbsp;
&amp;nbsp;
Lawrence Yun, NAR chief economist, said sales activity is expected to remain soft through the first half of the year despite a generational low in mortgage interest rates. &amp;nbsp;&amp;ldquo;Existing home sales have moved narrowly since last September, but when the full impact of higher loan limits for conventional mortgages begins to impact the market there is likely to be a notable rise in home sales and prices,&amp;rdquo; he said.
&amp;nbsp;
